Who is Bryan Metts?
A husband, parent and neighbor. He loves to be able to wear flip flops. A long time resident, who also works in King George. Bryan grew up on a farm in rural Cumberland Virginia, his mother was a school teacher and his father an electrician. His professional background covers the gamut of engineering experiences from his start in industrial controls to leadership of large dept of defense engineering teams. His has the background in finding common sense solutions, innovation, while also understanding how to work within the complex government bureaucracies.
Why is Bryan Metts running for Supervisor for the James Monroe district of King George?
Bryan Metts envisions a King George where community engagement drives local governance, fostering unity and innovative solutions to enhance the quality of life for all residents. Respect for citizens and employees 1st amendment rights. Listen to community input. Bryan will leverage years of experience bringing together successful teams to collaborate with local organizations, implementing lasting efficient solutions that promote sustainable development and community well-being.
What are the key issues Bryan is focusing on?
Bryan is focusing on key issues such as smartly rebuilding King George leadership by filling key vacancies, infrastructure improvement (water, schools), healthcare availability, community safety, all aimed at ensuring the King George we love is a place our next generation can thrive.
How does Bryan plan to address community issues like water prices?
So far King George leaders have over promised and under delivered with community water bills. Bryan breaks this down into several time phases: Immediately evaluate changes that will assist in how we pay these bills, a considerable impact to those citizens on fixed incomes. Mid-term, correct deficiencies leading to fines, implement metrics based evaluation of operations. Long-term, strategic investment to lower borrowing and operational costs.
How does Bryan plan to address housing?
Many leaders seem to routinely downplay housing costs. I want to propose a possible solution. I’ve heard everything from no more rooftops to never again will we approve [insert major neighborhood of choice]. Let’s just carry that thought through to the consequences – if there are no starter homes, where will our children raise their families? We talk a lot about the great jobs we have brought to the county, if people cannot afford to live here, there will be a struggle to retain those workers, friends and neighbors. This actually generates a labor shortage, which contributes to drive up prices (witness childcare and healthcare shortages in the area). An aging population drives more demand on services, demand on healthcare, while lowering demand for retail and eateries.
I propose that to bring some balance back, that we explore the possibilities of using Workforce Development Units as both a potential voluntary proffer, or as a condition for certain rezoning situations.
A Legal Framework for Deed-Restricted Workforce Housing that could work in King George
- Voluntary Deed Restrictions
A developer can voluntarily record deed restrictions.
These restrictions are recorded with the property deed and enforced via contracts/l, convenants and authorities. - Inclusionary Zoning + Proffers
In many Virginia localities, deed-restricted workforce housing is required or encouraged during rezonings:

Deed restrictions are required for 30 years (rental) or permanently (for-sale units)

Are there other King George code sections Bryan plans to address ?
In today’s political environment, voters demand that government constantly be on the lookout for efficiency, excess regulation, and improvements. I want the county staff to always be comfortable to bring forward items to KEEP, DELETE or REWORK. I have several that I would like to address:
REWORK – King George Code Div3 Sec 14-69(b) “tax relief for the elderly and disabled” the income limit hasn’t been revised since 2017, and appears to limit to people with less than 5ac (how does this benefit any farmers in the community)
DELETE div3 sec 7-5-4(c)(1) A maximum of 10 EV charging spaces shall be permitted. (Outdated)

What experience does Bryan Metts bring to the table?
Bryan Metts is a life long Independent who has grown up and lived throughout the Commonwealth of Virginia his entire life. He has lived in multiple rural communities and observed the challenges faced. He still owns his family farm in central Virginia and values the open space. Bryan also brings extensive experience as a large organization leader, and the knowledge of how to operate, track, evaluate and reshape budgets on the scale of King George. An engineer by trade, he has leadership experience in both the private sector and in government service. His entire career has been focused on problem-solving and delivering innovation, which he believes are essential for effective public service and community development.

Residents can get involved in the campaign by attending community meetings, volunteering for events, and sharing their ideas and concerns, ensuring that every voice is heard in the decision-making process. Watch this page and social media for upcoming dates.
